Procedural Differences In U.S. Real Estate
One of the biggest advantages many international investors find when dealing with real estate transactions in the U.S. is the ease by which the process is handled. Unlike Europe and South America, where there are a number of different “players” involved, transactions in the United States can simply be handled by a small group of people: The buying agent and the listing agent, or if they are one in the same, a transactional broker.
The real estate markets in the United States are structured very differently than the rest of the world. Foreign participation in U.S. real estate is welcomed and unfettered. There are few restrictions as to the inflow of foreign capital, making an investment in the U.S. a much more relaxed experience than most international investors are use to.
Additionally, the cost of doing business is much lower in U.S. real estate. There are a number of fees placed on both buyers and sellers around the world that do not apply to transactions in the U.S. Instead, the agents handling the negotiations are entitled to a modest percentage of the final sale price.
