August Longboat Key Real Estate Update
On Longboat Key there are 6500 condo units and 189 active condos (3% of total), which is down slightly from June 2016 when there were 192 active condo listings. There have been 255 sales this year to date compared to 232 over the same period last year. Inventory is up 20% from last June but we only have 5 months of inventory based on closed sales this year to date.
There are 1500 single family homes, 112 active single family listings (7.5% of total) which is up one from June. There have been 64 single family sales this year to date which is down from 76 in the same period last year. Inventory is up 9% from last June with 12 months of inventory based on closed sales.
There have been 32 sales this year to date over $3 million on Longboat Key. Twenty two of those are in the new developments Aria or Infinity. Ten of them are resales.
“Overall, real estate is strong on Longboat Key with well priced condos selling very quickly,” said Georgina Clamage, Manager of the Michael Saunders & Company Longboat Key offices. “The two new developments, Aria and Infinity, were very popular and sold out to discerning buyers. Luxury resales are up with ten closed sales this year to date compared to six this time last year.”
