Small staging tips that can help in a big way

When getting ready to sell your home, there are a few things you can do on your own to make a big difference. Using the following tips to help you stage your house for the market will elevate your property when showing it to potential buyers.

But first, what is staging?

Buyers who are looking for their next home are already envisioning what it will be like when they move in. Staging is a tactic to make your home not only look move-in ready but make it feel like a home, too.

It’s similar to the saying, “We eat first with our eyes.” If a potential home buyer doesn’t like what they immediately see, it’s unlikely they will make an offer.

First impression

When your house is listed, you want it to sell quickly and for a good price. The first step in achieving that is tidying the outside of your home – since it’s the first thing people will see. Making sure the landscaping, lawn and outdoor elements are cared for will reflect a well-maintained home.

Clean, clean, clean

A fresh look is essential, and you want it to transpire throughout the home. Minimizing run-down and dark spaces will give your home an overall bigger and more livable appeal. Simple ways to accomplish this include a fresh coat of paint – in a neutral color – and new linens or curtains; think as a hotel does for their guests.

Dusting harder-to-reach places such as ceiling fans and upper-level vents will make the space even more breathable, ensuring the home does not come across as stuffy.

Lighting can be one of your most meaningful, yet easiest, tools. Open blinds and curtains, turn on lamps and showcase large windows or sliders to make the home feel especially comfortable. Letting in light is another way to make a room feel much larger, too.

Small fixes

You know that list of nagging items you always said you would get to? Now is the time to address it. Small fixes such as replacing hard-to-turn door handles or patching minor holes can go a long way in giving your home a sense of being much newer.

Depersonalize and declutter

Remember, home buyers want to envision themselves in the home, so taking down family photos and stashing away personal items make that much easier for them – and their unconscious eye! Feel free to add in a few thoughtful touches, though, like a fresh vase of flowers.

It is also a good idea to remove any clutter or unnecessary pieces of furniture. The more you show potential buyers a simple blank slate, the better chance they will have to visualize the space becoming their own.

Give it a test drive

Agents with Michael Saunders & Company are trained to deliver exceptional results, and they, too, want your house sold quickly and for top dollar. They can certainly point out any red flags they think buyers would not find appealing.

Additionally, asking a friend or a neighbor to do a trial walk-through could help you catch anything you might have missed.

Quick list

Every time you schedule a showing, make a quick list of things to do beforehand, like dusting and clearing out cluttered areas. This will keep you organized and ensure your agent can help you achieve swift and quality results.
