Amanda Watkins brings more than 25 years of senior leadership experience in residential real estate development, sales, marketing, and customer experience across North America and the Caribbean. Originally from the Gulf Coast of Alabama, Amanda spent 15 years in Toronto building an executive career in residential real estate before following her long-standing passion for Florida’s waterfront lifestyle to the Suncoast. Having lived in Naples and traveled regularly to Florida throughout her career, she was naturally drawn to Sarasota and its surrounding Gulf Coast communities for their beauty, lifestyle, architecture, and sense of place.

Before becoming a Realtor®, Amanda held senior executive roles with major real estate developers, leading sales, marketing, brand strategy, and customer experience for luxury condominiums, master-planned communities, new-home developments, and large-scale residential portfolios. Her background gives clients a distinct advantage: a sophisticated understanding of market positioning, pricing strategy, buyer behavior, new construction, and the lifestyle factors that make a property truly compelling.

Amanda specializes in luxury and lifestyle properties, waterfront homes, relocations, second-home purchases, and new construction. Whether advising a seller on how to position a home for maximum impact or helping a buyer evaluate the right community, property, and long-term fit, she brings the same level of strategic thinking, market insight, and care that defined her executive career.

Known for her calm professionalism, thoughtful guidance, and genuine commitment to the people she works with, Amanda takes a highly consultative approach. A 20-year member of the Urban Land Institute, Amanda has received multiple Homebuilder of the Year awards and was recognized as a Gulfshore Business 40 Under 40 honoree. Outside of real estate, she enjoys boating, travel, fashion, architecture, and exploring the Suncoast’s exceptional dining and waterfront lifestyle with her husband, John, and their cat, Ciao Ciao.
