Andrew Warren is a luxury real estate advisor specializing in St. Petersburg’s premier condominiums, townhomes, and new developments. With more than $215 million in career sales, he combines deep knowledge of the St. Petersburg market with a background in finance, commercial real estate, Manhattan luxury residences, and new-development sales.

Having called downtown St. Petersburg home for more than five years, Andrew has developed a deep appreciation for the city’s distinctive urban waterfront lifestyle—a rare combination of big-city conveniences and resort-town vibes. From its walkable downtown and vibrant dining and arts scene to its waterfront parks, beaches, and year-round outdoor lifestyle, Andrew understands what makes St. Petersburg such a compelling place to live, invest, and build.

His experience at The Residences at 400 Central—one of downtown’s landmark luxury developments—gave him an inside perspective on the St. Petersburg luxury condominium market and the expectations of today’s discerning buyers. During his time with the project, he was directly responsible for more than $184 million in sales and worked alongside the team that sold more than 250 residences.

That experience now informs his approach to representing both luxury homeowners and developers. Andrew understands how to position a property in a competitive market, communicate its unique value, navigate complex transactions, and connect with buyers who appreciate the lifestyle and investment opportunities St. Petersburg offers.

Andrew began his real estate career at 18 and later earned a Bachelor of Science in Finance from George Mason University before joining Cushman & Wakefield. He spent a decade in New York City selling luxury condominiums and co-ops in Manhattan and holds broker licenses in both Florida and New York, along with certificates in Real Estate Investment Analysis and the Real Estate Development Process from NYU School of Professional Studies.

Known for his market knowledge, attention to detail, responsiveness, and commitment to his clients, Andrew brings a thoughtful, analytical, and highly personalized approach to every transaction.
