REFERENCE I recently had the pleasure of working with Kaitlin Kuhn, a realtor with Michael Saunders and Co, Sarasota FL. Over the course of about four weeks, I went from an initial inquiry to a completed cash purchase of an excellent villa where I am now living very happily with my two cats. I was referred to Kait by Jonathan Abrams, my former next door neighbor and one of Michael Saunders’ top producers. I will focus on just three of the many ways that Kait impressed me. PROFESSIONAL COMPETENCE. From our first meeting, Kait showed that she had the ability to establish parameters, set daily goals, and work toward either accomplishing them or changing them as her client’s real needs and preferences emerged. She rapidly concluded, without my telling her, that a property in Sarasota would be more to my liking than one in Venice, and reconfigured our search accordingly. Two or three appointments later, she guided me through a transition in my priorities, based strictly, this time, on the data I had provided her about what I did and didn’t need, AWAY from single-family houses and TOWARD “villas” (a totally new term for me, though I have owned property since my early twenties). Just to reinforce my point , she avoided any vague, subjective approach at this crucial point in our search, and instead stuck to objectively telling me what were my options, especially in regard to investment value. It came as no surprise when I later discovered that Kait had, in her previous career, performed high-level construction negotiations for a leading national corporation. Within hours of my accepting this change of plan, Kait showed me the property where I now live. It was gorgeous. I was sold. COMFORT WITH COMPLEXITY. After the buyer had accepted our offer, the hardest part (for me) began. Michael Saunders has a much more extensive purchase and sale contract than the State of Florida requires, and also there were the usual procedures to be negotiated – inspection, assessment of value, two down payments to secure the deal, etc. Kait, to her credit, negotiated all these hurdles with exceptional charm and grace, plus, of course, the necessary attention to details and terminology. A two-hour information and signing session in a local café (I was right at the beginning of the process of separating from my wife) left me exhausted, but Kait remained poised and professional. This leads me to my final point. PERSONALITY. I will forever sing Kait’s praises for her gracious, mature character and her skill at handling a high pressure, emotionally charged situation, as it pertained to me and my urgent need to find a house. Kait actually had one brief encounter with my wife and emerged from it with warm words for her, expressing the hope that our separation would not happen. Truly an exceptional human being, far beyond the “friendly neighborhood realtor” that she announced herself as when calling. SUMMARY. Kait is a superbly competent realtor, a warm and vivacious person to spend time with, and, a propos, the proud parent of four sons and two contrasting dogs (before Jon referred me to her, Adelle and I had had a brief encounter with her in one of Sarasota’s dog parks).
