We sold our FL home this spring with Karen Brown as our realtor. The sale went pretty nearly as Karen had predicted. We had an offer within five days, followed by speedy sale. We were satisfied with the sale price, which was near the asking price. We had an effective working relationship with Karen. She explained the extra efforts she would put forth to try to sell our home, including her use of a professional photographer. We relied on her for advice on preparing our home for showing and sale, and got from Karen recommendations for several contractors for repairs/improvements needed to make our home as appealing as possible. We feel that our excellent working relationship with Karen paid off nicely in terms of being able to conclude the sale expeditiously and for a satisfactory price. Karen Brown was also our realtor five years previously when we purchased the house we recently sold. She gave us good counsel at that point as well in matters of negotiating with the Seller, as we were new to the local real estate marketplace. During the time we lived in our Florida home we spent money on its maintenance and improvement, as one must. Nevertheless, the gross sales price was nicely more than we paid for the house when we purchased it. All-in-all, we have had an excellent experience in our professional real estate dealings with Karen Brown, and we gained a friend.

Last November we asked our realtor friend here in Miami, Elena Kemper at EWM, to recommend a realtor in Port Charlotte/Punta Gorda. She recommended Karen Brown. We called Karen; she sent us listings and cheerfully agreed to meet with us and show us some houses. Our first day with Karen, she showed us more than 25 houses - and towards the end, many of them were in the pouring rain. But, that didn’t stop her or even slow her down, and she always remained enthusiastic and cheerful. As an aside, I am a “gym rat” – I work out at the YMCA 4-5 times each week. But I had a hard time keeping up with her. We returned to the Charlotte County area a number of times over the next six months; each time, Karen would spend an entire day with us, showing us houses. Eventually, altogether she showed us 70-75! And she always remained enthusiastic and cheerful - she never, ever complained that we were being “picky” (which we were) or pushed us to make a decision. Happily, on July 4th Karen showed us 1218 Swan Court. It was love at first sight. Karen provided us with the comps, advised us regarding price, we immediately made a formal offer and with Karen’s help we negotiated and got a signed contract that night. Karen knows real estate contracts like the back of her hand – and although I’ve been an attorney for over 35 years, her experience, expertise, and efficiency in putting together and finalizing the contract was invaluable. Karen’s knowledge of the Punta Gorda/Port Charlotte real estate market is incredible. She always seemed to be personally acquainted with every street and every house we looked at. She patiently explained to us all the “local” nuances: deed restrictions, seawalls, canal maintenance fees, “corner” lots, sailboat vs. non-sailboat water, cut-throughs, boating time and distance to open water, etc., and showed us all around the surrounding area to help us get a feel for it. Karen provided us with tons of information regarding inspectors, roofers, docks, landscapers, contractors, boat lifts, pool maintenance companies, handymen and pretty much everything else we could possibly need. And when a roofing issue arose just prior to closing, Karen worked feverishly with us and the listing realtor until after midnight to successfully get it resolved. When we closed and started moving our things in, Karen was at our house immediately – bringing us lunch, bags of ice, a beautiful housewarming gift basket and even quiches for the next day’s breakfast! Karen’s knowledge, experience, ethics, professionalism, and boundless energy are extraordinary and she went above and beyond in every way. We are very fortunate to have had her as our realtor. You and your company are equally fortunate, as she clearly is a tremendous asset and a wonderful company ambassador. We can’t say enough good things about her. And last, but not least, our newfound friendship with Karen will continue for a long time.

As a former player personnel director for two NBA teams for 16 years in the NBA it was my job to draft players. Karen Brown would be a high draft choice, she is tireless worker, very knowledgeable, high character person, and although I was in Utah and the house located in Florida never had any trouble with communication with her. Having Karen as our realtor was fantastic. She was a valuable source from all the details needed for moving from out of state to Florida. She thought of everything that we would need. Karen helped us find our retirement home in Port Charlotte. We were searching from long distance and would come to Florida for short 2 or 3 day jaunts during which she would show us a bunch of houses each time. She was very organized and knowledgeable about the areas we were interested in. She gave opinions when asked but never pressured us to make an offer on a house we didn’t love. She bore with us when we made offers on 2different houses which were rejected and then helped us find the house which we ended up purchasing. As usually happens, the waiting and disappointment were worth it since we love the house we ended up with most of all. We paid more than we wanted to, but Karen didn’t pressure us into that. We just got a dose of reality the longer we looked at houses. (A typical problem once you start looking at homes listed for above your top price.). Karen was very responsive to all of our inquiries and so patient with our indecisiveness. She seemed to be available practically 24/7 by text. And she devoted entire days to the hunt when we were able to fly down. In fact when the house we did end up buying came on the market, she previewed it for us and send a huge number of photos of the house and the neighborhood so we didn’t have to fly down just to see one home unless we were pretty sure we would like it. And we ended up buying it (after we saw it in person!) Karen gave us the name of several mortgage brokers and insurance agents. She helped us figure out what the tax burden would be if we didn’t have the homestead credit. She recommended home inspectors. All of these seemed like quality people/agencies. Since we needed to close from long distance, she handled getting our keys and gave suggestions for people to tend to the place while we are away. She left a very lovely gift in the house for us to find when we first got here. Yes, we can recommend Karen to anyone looking to buy a house. I would assume she is just as reliable as a seller’s agent.
